"Paul, I did complete inspection last year. Your property is for a 4 family that is in need of significant repair. There is so much potential for the property, however in its condition like it was last year, there was very little market support for its condition. There was a highest and best use issue. I put request into city regarding possibility of splitting parcel. I never heard from you after we had conversations. I assumed that you did not need report, and did not want to charge you for something you could not use. Best of luck, I am sorry about miscommunication."
"Ramy purchased a duplex for $261,000 in 2017. Per MLS photos he did no significant updates since the purchase in 2017. He purchased the property for $261,000 in 2017. He currently has the property on the market for $324,00. He wanted my appraisal for marketing purposes to support the list price. I have been appraising for 15 years and have done a significant amount of work in Bay View where the property is located. There were no sales that supported his list price. I had expected to update when I inspected the property to justify the increase in value. After I inspected the property and found no updates to justify the increase in value, I called Ramy and told him I could not help him accomplish his goals, and I would not fraudulently inflate the value of his property. He was very mad, and I told him there was no charge, I didn't want his money if I couldn't help him accomplish what he wanted. He was insistent on paying me and told me to send what I had. After I sent him what I had, all he did was tell me how poor a job I did. Unfortunately, he wrote this review before he sold the property. The property is under contract but has not closed. I hope he gets his list price, there are no sales to support it. Maybe the buyer is a cash buyer and might not need an appraisal. I tried to be honest, and that is why I did not complete the report. I felt I would be completing a report just to take his money, and I am not out for a quick money grab. I take pride in my work, and will not be a part of a seller trying to fraudulently support an inflated listing price."
